How to Choose the Best Real Estate Agent in Queens, NY

By Nitin Gadura | Gadura Real Estate | Updated April 2026

Choosing the right real estate agent in Queens, New York is arguably the most important decision you'll make in your home buying or selling journey. The right agent can save you tens of thousands of dollars, weeks of stress, and the heartbreak of a deal that falls apart. The wrong one can cost you all of that and more. I'm Nitin Gadura of Gadura Real Estate, LLC, and while I obviously hope you'll choose me, I want to give you an honest, complete guide to making this decision wisely — whether you ultimately work with me or someone else.

Why Your Agent Choice Matters More in Queens Than Almost Anywhere

Queens is not a generic real estate market. It has unique characteristics that demand genuine local expertise:

7 Qualities to Look for in a Queens Real Estate Agent

1. Proven Local Transaction History

Ask for a list of recent completed transactions in your specific neighborhoods of interest. An agent who has closed 10 deals in Bayside in the past year knows that market intimately. An agent with no Queens transaction history but a big national brand name brings much less relevant value. Look for consistent activity, not just the biggest total volume numbers.

2. Deep Neighborhood Knowledge

Test your prospective agent's knowledge. Ask them which blocks in Flushing have the best school PS zoning. Ask which Astoria buildings have difficult co-op boards. Ask what the typical parking situation is in Jackson Heights. If they can't answer these questions with specifics, their "local knowledge" may be superficial. The best Queens agents know their markets at the micro level.

3. Strong Communication and Availability

Queens is a fast-moving market. Homes go under contract in days. You need an agent who responds to calls, texts, and emails quickly — not one who delegates everything to an assistant or returns calls 24 hours later. Ask upfront: "Who will be my primary contact throughout the transaction, and what is your typical response time?" The answer tells you a lot.

4. Honest Pricing Guidance

For sellers, beware of agents who tell you what you want to hear about your home's value. "Buying" a listing by suggesting an unrealistically high price is one of the most common and damaging practices in real estate. A home that launches overpriced sits on the market, accumulates stigma, and ultimately sells for less than it would have if priced correctly from the start.

For buyers, your agent should give you honest assessments of whether a home is fairly priced — even if that means telling you a home you love is overpriced and advising you to walk away or negotiate hard.

5. Strong Negotiation Skills

Ask your prospective agent about their negotiation philosophy and recent examples where they negotiated successfully for a client. For buyers, this means getting the best possible price and terms on your purchase. For sellers, it means holding firm on price when appropriate, managing multiple offer situations skillfully, and keeping deals together when inspection issues arise.

6. A Comprehensive Marketing Plan (for Sellers)

If you're selling, ask every agent you interview to present their specific marketing plan for your property. A strong plan includes professional photography, video walkthroughs, MLS listing, syndication to all major portals, targeted social media advertising, open houses, broker outreach, and email marketing to their buyer database. Vague answers like "I'll list it on the MLS and Zillow" are not enough in a sophisticated market like Queens.

7. A Network of Trusted Professionals

Your agent should be able to refer you to trusted attorneys, mortgage lenders, home inspectors, contractors, and title companies who are experienced with Queens transactions. These referrals are one of the most practically valuable services a good agent provides, especially for first-time buyers who are navigating the process for the first time.

10 Questions to Ask Before Hiring a Queens Real Estate Agent

  1. How many transactions have you closed in Queens in the past 12 months, and in which neighborhoods?
  2. How long have you been working specifically in the Queens market?
  3. Are you a full-time agent, or do you do real estate part-time?
  4. Who will be handling my transaction day-to-day — you directly, or members of your team?
  5. What is your communication policy — how quickly do you respond to calls and messages?
  6. Can you provide references from recent Queens clients?
  7. For sellers: What is your specific marketing plan for my property?
  8. For buyers: How do you handle multiple offer situations?
  9. What makes you different from the other agents I'm considering?
  10. What is your commission structure, and is it negotiable?
