Gadura Real Estate, LLC — Standard Operating Procedures
Published pursuant to New York Real Property Law §442-h and 19 NYCRR §175.29. These Standard Operating Procedures govern what prerequisites, if any, prospective homebuyers must meet before Gadura Real Estate, LLC provides real-estate services.
Our Three Disclosures
1. Prospective Client Identification
Gadura Real Estate, LLC does not require prospective homebuyers to show identification before being shown a property or receiving real-estate services. Identification may be requested later in the transaction (for example, at the offer or contract stage) solely to satisfy anti-money-laundering, title, or lender requirements.
2. Exclusive Broker Agreement
Gadura Real Estate, LLC does not require prospective homebuyers to sign an exclusive brokerage agreement before being shown homes. A written buyer-representation agreement may be offered and is always negotiable as to scope, duration, and compensation. Under the 2024 NAR settlement, written buyer-broker agreements are required prior to touring properties listed on the MLS; those agreements remain fully negotiable.
3. Pre-Approval for a Mortgage Loan
Gadura Real Estate, LLC does not require prospective homebuyers to obtain a pre-approval letter from a lender before being shown properties. Pre-approval is strongly recommended before making an offer, but it is not a condition of representation or of being shown a home.
