IDX & VOW Policy

This page describes how Gadura Real Estate, LLC participates in Internet Data Exchange (IDX) and Virtual Office Website (VOW) programs, and the terms under which third-party listing data and photographs appear on gadurarealestate.com and its subdomains.

OneKey® MLS Participation

Gadura Real Estate, LLC is a participating broker of OneKey® MLS, the multiple listing service covering the New York metropolitan area. Real-estate listings for sale or lease displayed on this site come in part from the Internet Data Exchange program of OneKey® MLS. Listings held by brokerage firms other than Gadura Real Estate, LLC are marked with the OneKey® MLS logo or an abbreviated logo, and detailed information about them includes the name of the listing broker.

IDX Consumer Use

IDX information is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties the consumer may be interested in purchasing or leasing. Use of IDX data for any other purpose, including aggregation, scraping, or commercial resale, is prohibited.

Accuracy Disclaimer

Listing information is deemed reliable but is not guaranteed accurate by OneKey® MLS or by Gadura Real Estate, LLC. All properties are subject to prior sale, change, or withdrawal without notice. Neither the listing broker(s) nor Gadura Real Estate, LLC shall be responsible for typographical errors, misinformation, misprints, or photographs, and all information should be independently verified by the consumer with a licensed professional.

Listing Photographs

Listing photographs displayed via the IDX feed are copyrighted by the respective listing broker. Gadura Real Estate, LLC displays these photographs under the terms of the OneKey® MLS IDX license. If you are the copyright owner of a listing photograph and believe it is being displayed without authorization, please submit a takedown notice under our DMCA Policy. Verified takedown requests are honored within 24 hours.

VOW (Virtual Office Website)

Certain MLS data beyond the public IDX display — for example, sold-comparable history, off-market activity, and saved-search alerts — is available only to registered consumers through a Virtual Office Website account. Registration is free and requires agreement to the VOW terms, which prohibit redistribution of MLS data to third parties.

Data Refresh

IDX listing data is synchronized with OneKey® MLS multiple times per day via our IDX Broker integration at gadurarealestate.idxbroker.com. Each listing page indicates the date and time the data was last refreshed.

NAR 2024 Settlement Compliance

Pursuant to the National Association of REALTORS® 2024 settlement, written buyer-broker agreements are required before a licensee shows a consumer an MLS-listed property. Offers of compensation between brokers are no longer published on the MLS and are negotiated transaction-by-transaction. If you are currently represented by another broker, this site is not a solicitation of your business.

Commissions Are Negotiable

Real estate broker commissions are not set by law and are fully negotiable (19 NYCRR §175.7).
