1. ⚠ Wire Fraud Warning — Read Before Transferring Any Funds
Gadura Real Estate LLC will NEVER send wire transfer instructions, change of banking information, or requests to modify wiring details via email, text message, social media, or any other electronic communication.
Wire transfer and bank account information does NOT change during the course of a real estate transaction. If you receive ANY communication — including from what appears to be our email address — requesting a wire transfer or instructing you to send funds to a new or different account, do NOT comply.
STOP. Call our office directly at (718) 850-0010 before transferring any funds, regardless of how urgent the request appears. Real estate wire fraud is widespread; criminals routinely compromise email accounts and impersonate agents and attorneys to divert closing funds.
Gadura Real Estate LLC, its brokers, salespersons, and employees assume no liability for funds transferred to fraudulent accounts as a result of compromised email communications. Verify all wiring instructions by phone using a number you independently looked up — not a number provided in the suspicious communication.
If you believe you have been a victim of wire fraud, immediately contact your bank to request a wire recall, file a complaint with the FBI Internet Crime Complaint Center at ic3.gov, and notify the New York State Department of State, Division of Licensing Services.

7. 2024 NAR Settlement — Buyer Representation Notice
Effective August 17, 2024, in accordance with the terms of the National Association of REALTORS® (NAR) settlement agreement (Sitzer/Burnett, et al.), the following changes apply to real estate practices:
- Written Buyer Representation Agreement Required: Real estate brokers and agents must enter into a written representation agreement with buyers before touring any property. This agreement must specify the compensation to be paid to the buyer's broker.
- Compensation is Negotiable: Buyer broker compensation is not set by any MLS or association and is fully negotiable between the buyer and their broker.
- Seller Offers of Compensation: Offers of buyer broker compensation can no longer be communicated through the MLS, but sellers may offer compensation through other means.
- No MLS-Mandated Compensation: Listing on the MLS does not require any specific offer of compensation to buyer's brokers.
