For properties within the five boroughs of New York City, the NYC Human Rights Law is among the most comprehensive anti-discrimination statutes in the country. It adds:
Important — Source of Income: NYC law specifically prohibits landlords and sellers from refusing to accept Housing Choice Vouchers (Section 8), public assistance, disability income, or any other lawful source of income as payment. Any agent or broker who steers a client away from a property because of a housing voucher violates NYC law and may face substantial civil penalties.
What Housing Discrimination Looks Like
Under these laws, it is illegal to do any of the following based on a protected characteristic:
- Refuse to sell, rent, or negotiate housing to a person.
- Make housing unavailable or deny that housing exists when it does.
- Set different terms or conditions (e.g., different deposit requirements, different lease terms).
- Advertise housing in a way that indicates a preference for or against certain groups.
- Steer a buyer or renter toward or away from a neighborhood based on protected characteristics.
- Deny or impose different conditions on mortgage loans or real estate services.
- Threaten, coerce, or intimidate any person for exercising their fair housing rights.
- Fail to provide reasonable accommodations for persons with disabilities.
- Refuse to allow reasonable modifications to a unit for a disabled occupant.
Anti-Steering Policy
Steering is the illegal practice of directing buyers or renters toward or away from specific neighborhoods, buildings, or units based on the racial, ethnic, national origin, religious, or any other protected characteristics of either the client or the neighborhood residents.
Gadura Real Estate LLC has a zero-tolerance policy for steering in any form. Our agents show clients all properties that meet their specified criteria, in all neighborhoods they express interest in, regardless of the demographic composition of those areas.
