Before You Go — Open House Prep

1. Bring your pre-approval letter

Serious buyers carry a recent mortgage pre-approval. It signals you're ready to offer, and some listing agents will prioritize your questions. Not pre-approved yet? Read our guide.

2. Sign in honestly

Most open houses ask for your name, email, and agent status. If you're working with Nitin, tell them. This protects your buyer representation and keeps compensation clear under the 2024 NAR settlement rules.

3. Take notes, not just photos

You'll see 4–6 homes in a weekend and they blur. Note: condition of basement, boiler/roof age, block feel, noise level, sun direction. Your phone's Notes app is fine.

4. Ask about days on market

A home sitting 60+ days signals pricing issues, condition issues, or title issues. Ask the listing agent directly and read their body language.

5. Don't overshare

Everything you say at an open house reaches the seller. Never mention your maximum budget, timeline urgency, or emotional attachment — the listing agent represents the seller, not you.

6. Verify flood zones for waterfront

Howard Beach, Broad Channel, Rockaway, and parts of the Five Towns are in FEMA Special Flood Hazard Areas. Pull the FEMA flood map before falling in love.
