Caribbean Community Real Estate Guide: Brooklyn & Queens
By Nitin Gadura | Gadura Real Estate | Updated April 2026
New York City has the largest Caribbean diaspora community in the United States, and Brooklyn and Queens are its cultural epicenters. From the annual West Indian Day Parade on Eastern Parkway to the jerk chicken spots of Flatbush and the roti shops of Richmond Hill, Caribbean culture is woven into the fabric of these boroughs. I'm Nitin Gadura of Gadura Real Estate, and I help Caribbean families find homes in the neighborhoods they love.
Flatbush & East Flatbush: Brooklyn's Caribbean Capital
Flatbush Avenue and its surrounding streets form the heart of Caribbean Brooklyn. The neighborhood is home to a large Jamaican, Trinidadian, Barbadian, and Grenadian community. Flatbush Junction and the stretch of Flatbush Avenue south of Prospect Park feature:
- Caribbean bakeries, restaurants, and jerk centers
- West Indian grocery stores and produce markets
- Community organizations and cultural centers
- Churches with Caribbean congregations
East Flatbush offers more single-family and two-family homes compared to Flatbush proper. Detached homes range from $700,000 to $1.1 million, while two-family properties range from $900,000 to $1.4 million. The B41, B44, and B46 buses provide transit, with the 2 and 5 trains accessible at nearby stations.
Crown Heights: Culture Meets Investment
Crown Heights has a deep Caribbean heritage, particularly from the Jamaican and Trinidadian communities along Nostrand Avenue and Utica Avenue. The neighborhood is the staging ground for the West Indian Day Parade each Labor Day weekend. While Crown Heights has seen significant price appreciation, there are still opportunities:
- Brownstones and limestone townhouses from $1.2 million to $2.5 million
- Condos and co-ops from $350,000 to $700,000
- Multi-family investment properties with strong rental demand
- Excellent transit via the 2, 3, 4, 5, A, and C trains
Canarsie & Spring Creek: Affordable Caribbean Brooklyn
Canarsie has become one of the most popular destinations for Caribbean homebuyers seeking detached homes at more accessible price points. The neighborhood has a strong Haitian and Jamaican presence and offers:
- Detached single-family homes from $550,000 to $850,000
- Two-family homes with rental income potential
- Canarsie Pier for waterfront recreation
- L train access at Canarsie-Rockaway Parkway station
Spring Creek and Starrett City provide affordable co-op and condo options, with units starting as low as $150,000 to $300,000.
Queens Neighborhoods for Caribbean Families
While Brooklyn is the traditional Caribbean hub, several Queens neighborhoods have growing Caribbean populations:
- Jamaica: A diverse neighborhood with a significant Caribbean population, major transit hub, and a mix of housing from co-ops to single-family homes
- Richmond Hill: Home to the Indo-Caribbean (Guyanese and Trinidadian) community along Liberty Avenue
- Laurelton & Rosedale: Quiet residential neighborhoods popular with Caribbean families seeking detached homes with yards. Prices range from $500,000 to $800,000
- South Ozone Park: Growing Caribbean community with proximity to JFK Airport and more affordable housing options
Building Wealth Through Real Estate
Home ownership has been a cornerstone of wealth building in the Caribbean community. Nitin Gadura recommends these strategies:
- Two-family homes: Live in one unit, rent the other. Rental income can cover a significant portion of your mortgage
- House hacking: Purchase a multi-unit property, live in one unit, and use rental income to build equity
- Fix and hold: Buy a home that needs work, renovate over time, and build substantial equity
- Multi-generational purchasing: Pool resources with family members to afford a larger property
Financing Options
Gadura Real Estate works with lenders experienced in serving Caribbean homebuyers. Key programs include:
- FHA loans with 3.5% down payment for first-time buyers
- SONYMA programs for moderate-income buyers in New York State
- Down payment assistance grants through NYC HPD
- Conventional loans for buyers with 10-20% down and strong credit
Self-employed buyers, including those running Caribbean restaurants, transportation services, and small businesses, can qualify with proper documentation. Call Nitin Gadura at (917) 705-0132 to discuss your situation.
