1031 Exchange
A 1031 exchange (also called a like-kind exchange) is a tax-deferral strategy that allows real estate investors to sell an investment property and reinvest the proceeds into a new investment property without paying capital gains taxes at the time of sale. The replacement property must be identified within 45 days and closed within 180 days of selling the original property. Additional Details
The 1031 exchange does not apply to primary residences — only investment and business properties qualify. The replacement property must be of equal or greater value. All proceeds must go through a qualified intermediary (QI), not directly to the seller.
