What is FHA Self-Sufficiency?
For 3-unit and 4-unit FHA owner-occupant purchases, HUD requires that 75% of the rental income from the OTHER (non-owner-occupied) units must cover the entire monthly mortgage payment (P+I+T+I + FHA MIP).
This is the test that decides whether a 3-fam or 4-fam FHA deal can close. Many Queens 3-fams and 4-fams in Ozone Park, Richmond Hill, South Ozone Park, and Woodhaven pass โ but pricing has to align with rent comps.
Does the Rule Apply to 2-Family?
No. 2-family FHA owner-occupant purchases do NOT have to meet self-sufficiency. The 2-fam test is just standard DTI (debt-to-income), counting 75% of the OTHER unit's rent as additional income.
How to Maximize Pass Rate
