VA Home Loan Guide for Queens & Long Island Veterans (2026)

By Nitin Gadura | Gadura Real Estate | Published June 2026

If you are a veteran or active-duty service member looking to buy a home in Queens or Long Island, the VA home loan is the single most powerful financing tool available to you. Zero down payment, no private mortgage insurance, competitive interest rates, and no loan limit for veterans with full entitlement. No other mortgage program in America comes close.

I am Nitin Gadura of Gadura Real Estate, and I work with veterans across Queens and Long Island to find homes that qualify for VA financing, navigate the VA appraisal process, and combine VA loan benefits with New York's veteran property tax exemptions to create the most affordable possible homeownership scenario.

VA Loan Benefits: Why It Is the Best Mortgage in America

Zero Down Payment

The most significant advantage of a VA loan is the ability to finance 100% of the purchase price. While conventional loans require 5-20% down and FHA loans require 3.5% down, VA loans require nothing. On a $750,000 Queens home, that is $26,250 (FHA) to $150,000 (conventional 20%) that stays in your bank account.

No Private Mortgage Insurance (PMI)

Conventional loans with less than 20% down require PMI, which adds $200 to $400 per month on a typical Queens purchase. FHA loans require mortgage insurance for the life of the loan. VA loans have zero PMI, ever. Over a 30-year loan, this saves $72,000 to $144,000 compared to FHA.

Competitive Interest Rates

VA loan interest rates are typically 0.25% to 0.50% lower than conventional rates because the VA guaranty reduces lender risk. On a $750,000 loan, a 0.25% rate difference saves approximately $40,000 over 30 years.

No Loan Limit for Full Entitlement

Veterans with full entitlement (meaning they have never used their VA loan benefit before, or have fully restored it) have no loan limit. You can finance a $1.5 million home with zero down. Veterans with partial entitlement are subject to the conforming loan limit of $1,149,825 for NYC in 2026.

VA Funding Fee

The VA funding fee is a one-time fee charged on VA loans (2.15% for first-time users with zero down, reduced for subsequent uses and for veterans making a down payment). This fee can be rolled into the loan. Veterans with service-connected disabilities are exempt from the funding fee entirely, saving $16,125 on a $750,000 loan.

House-Hacking With VA Loans in Queens

The VA loan's ability to finance multi-family properties with zero down payment creates one of the most powerful wealth-building strategies available to veterans. Here is how it works in Queens:

  1. Purchase a two-family home in Queens with $0 down using your VA loan
  2. Live in one unit as your primary residence
  3. Rent the second unit at market rates
  4. Use the rental income to cover most or all of your mortgage payment

Example: Two-Family House-Hack in Jamaica, Queens

With veteran property tax exemptions applied, the effective cost drops further. A disabled veteran could potentially reduce their housing cost below $2,500 per month for a home they own, while building equity and benefiting from Queens real estate appreciation. Property Tax Exemptions for Queens Veterans

New York offers some of the most generous veteran property tax exemptions in the country. These exemptions stack with STAR for maximum savings.

Working With a VA-Experienced Agent

Not every real estate agent understands VA loans. In competitive Queens markets, some listing agents are reluctant to accept VA offers because they assume VA loans are slow or difficult. An experienced VA agent knows how to:
