VA Loan Benefits: Why It Is the Best Mortgage in America
Zero Down Payment
The most significant advantage of a VA loan is the ability to finance 100% of the purchase price. While conventional loans require 5-20% down and FHA loans require 3.5% down, VA loans require nothing. On a $750,000 Queens home, that is $26,250 (FHA) to $150,000 (conventional 20%) that stays in your bank account.
No Private Mortgage Insurance (PMI)
Conventional loans with less than 20% down require PMI, which adds $200 to $400 per month on a typical Queens purchase. FHA loans require mortgage insurance for the life of the loan. VA loans have zero PMI, ever. Over a 30-year loan, this saves $72,000 to $144,000 compared to FHA.
Competitive Interest Rates
VA loan interest rates are typically 0.25% to 0.50% lower than conventional rates because the VA guaranty reduces lender risk. On a $750,000 loan, a 0.25% rate difference saves approximately $40,000 over 30 years.
No Loan Limit for Full Entitlement
Veterans with full entitlement (meaning they have never used their VA loan benefit before, or have fully restored it) have no loan limit. You can finance a $1.5 million home with zero down. Veterans with partial entitlement are subject to the conforming loan limit of $1,149,825 for NYC in 2026.
VA Funding Fee
The VA funding fee is a one-time fee charged on VA loans (2.15% for first-time users with zero down, reduced for subsequent uses and for veterans making a down payment). This fee can be rolled into the loan. Veterans with service-connected disabilities are exempt from the funding fee entirely, saving $16,125 on a $750,000 loan.

VA Loan Eligibility
Who Qualifies
- Active duty: Currently serving with at least 90 continuous days of service
- Veterans: Honorably discharged with minimum service requirements (90 days wartime, 181 days peacetime, or 6 years in the National Guard/Reserves)
- Surviving spouses: Unremarried surviving spouses of veterans who died in service or from a service-connected disability
Certificate of Eligibility (COE)
To use your VA loan benefit, you need a Certificate of Eligibility. You can obtain it through:
- eBenefits portal (va.gov) — fastest method, often instant
- Your VA-approved lender can pull it electronically
- Mail VA Form 26-1880 with your DD-214
Queens Homes That Qualify for VA Loans
VA loans can be used for:
- Single-family homes: The majority of Queens detached and semi-attached houses qualify
- Two- to four-family homes: As long as you occupy one unit. This is ideal for house-hacking in Queens neighborhoods like Ozone Park, Jamaica, and South Ozone Park
- VA-approved condos: The condo complex must be on the VA's approved list. Many Queens condos are approved; check the VA's searchable database
- Co-ops: VA loans for co-ops are rare but possible in New York State. Some VA lenders in the NYC market handle co-op VA loans
- New construction: Purchasing from a builder who participates in VA programs
VA Minimum Property Requirements
VA appraisers evaluate properties against Minimum Property Requirements (MPRs). Common issues in Queens homes that can cause problems:
- Peeling paint on pre-1978 homes: Lead paint is a VA concern. Any peeling or chipping paint must be remediated before closing.
- Roof condition: Must have at least 2-3 years of remaining useful life
- Heating system: Must be functional and adequate for the climate
- Plumbing and electrical: Must be safe and functional
- Termite inspection: Required in the NYC/Long Island area
- Handrails on stairs: Required on all stairways with three or more risers

- Basic: 15% reduction in assessed value for qualifying wartime service or expeditionary medal
- Combat zone: Additional 10% for combat theater service
